The Water Campus

The Water Campus is a world-class collaborative research campus devoted to the study of coastal restoration and sustainability. Developing over the next decade, The Water Campus will rise on 35 acres along the Mississippi River, adjacent to downtown Baton Rouge.

More than 1.8 million square feet of labs, research facilities and commercial space will enable vital work to be done in a collaborative environment – studying coastal threats, formulating theories, exchanging ideas, and cooperating to arrive at innovative solutions that might never be possible working alone.

Key tenants include Coastal Protection & Restoration Authority, LSU Center for River Studies, LSU Coastal Sustainability Studio, Center for Coastal & Deltaic Solutions, Water Institute of The Gulf, The Estuary, Louisiana Cyber Coordination Center, Stantec, The Lemoine Company, Aptim, and 200 Water Street (20 loft-style apartments).

The newest building on The Water Campus has incredible views of the Mississippi River, downtown Baton Rouge or the beautiful Main Square of the Campus. Local art in the lobby and a 2,000 square foot fitness center is located on the main floor for the building’s office tenants. Two Level III Fast Charging Stations for electric vehicles are located across the street. 

Key tenants include Stantec, The Lemoine Companies, Louisiana Cyber Coordination Center (companies that make up LC3 is La National Guard, Radiance Technologies and Stephenson Technologies Corporation.) and APTIM.

IBM Office Complex

The first riverfront office and residential development in over half a century, the IBM Domestic Delivery Center rises ten stories along the Mississippi Riverfront and encompasses more than 150,000 sq. ft. of mixed-use office space. The IBM complex is connected to the 525 Lafayette residential tower by a 24,000 square foot private terrace overlooking the river.
